Understanding the unique needs of property-owners and tenants and then surpassing their expectations comes second nature to Joe.
A veteran of Chicago’s advertising industry and a former partner of a Chicago ad agency, Joe brings a wealth of client service expertise and strategic brand development knowledge as well as customer acquisition and retention experience to his real estate business.
As a founding member of Seneca Real Estate Group, Joe represents many property owners, developers and investors on a wide variety of retail, office and industrial properties. Throughout the last 15 years, Joe has personally completed leases on well over one million square feet of space representing over $200 million in cumulative net operating income for his landlord clients; helping them to stabilize and enhance the value of their real estate assets. Joe has completed leases some of the most well know national brands such as The Gap, Starbucks, Athleta, Noodles & Co., and Dollar Tree as well as a variety of national QSR franchises, independent retail, office and industrial tenants. In addition, Joe has represented his clients in both the purchase and disposition of commercial, mixed-use and multi-family assets that align with their investment requirements. Furthermore, Joe is also an experienced Tenant representative…helping his clients find ideal locations in which to build their businesses.
Prior to starting Seneca, Joe was Executive Director of Leasing at Preferred Development…a developer of single and multi-tenant retail properties known for developing over 50 Walgreens stores during a 12-year span.
Whether he’s working with property owners or tenants large or small, Joe provides strategic vision, creativity, and outstanding follow-through. He quickly gains his clients’ trust and confidence… qualities that help to differentiate Seneca Real Estate Group within the real estate brokerage community.
Joe received a BA in Journalism from the University of Iowa. He is a licensed real estate broker in Illinois , a member of the International Council of Shopping Centers (ICSC), Chicago Association of Relators (CAR) and is a former board member of Children’s Memorial Hospital Corporate Champions. Joe and his family live on Chicago’s North Shore.
Peter has been in real estate business since 1997 and is the managing broker of Seneca’s Investment Sales division.
Prior to starting Seneca’s Investment Sales division, Mr. Giadla was the “in – house” broker at Preferred Development managing dispositions of net lease retail properties. Peter has worked extensively with third party buyers and sellers on meeting their 1031 needs and other investment requirements. During the past 10 yr., more than $300M in net lease transactions throughout the US can be attributed to Peter’s brokerage activities. In addition, to brokerage, Peter was a Project Manager of various ongoing build-to-suit developments in Arizona, Illinois, Indiana, Michigan, & Ohio where he worked and continues to work with nationally recognized clients such as Walgreens, LaSalle/Bank of America, Sherwin Williams, and Starbucks on meeting their development objectives. To date, he has been actively involved in over 70 retail projects, with overwhelming concentration on Walgreen developments. Most recently, Peter completed construction of a new Walgreens Drug Store in Burbank, Illinois, which opened for business in early 2013.
In October 2012, Peter joined forces with former members of Preferred Development to start the Investment Sales division of Seneca Real Estate Group. At Seneca, Peter continues to serve the real estate investment needs of his clients. Whether they desire to sell and take advantage of 1031 benefits or purchase solid, cash flowing property throughout the country. Peter’s tireless dedication, extensive market knowledge, and industry experience is a tremendous assets to all he serves. And as a property owner himself, with several multi-tenant apartment buildings throughout Chicago’s southwest suburbs, no one understands the needs and concerns of property owners better than Peter.
Mr. Giadla is a graduate of the Loyola University of Chicago, where he received his Business Degrees in Finance and Economics. He is a member of the International Council of Shopping Centers (ICSC), the Chicago Association of Realtors (CAR), Illinois Association of Realtors (IAR), Certified Commercial Investment Member (CCIM), and is a licensed Real Estate Managing Broker.
He lives in the southwest suburb with his wife Beata and two sons, Matthew and Justyn.
With over 25 years in commercial real estate development, Tom’s expertise and knowledge in all aspects of the industry is unrivaled.
As a founding member of Seneca Real Estate Group and Seneca Property & Asset Management in 2012, Tom and his staff managed properties in all asset classes and product types located throughout the nation. During his career, has developed, built, sold, and managed over 5,000,000 square feet of investment-grade properties.
Prior to Seneca, Tom was a partner at Preferred Development where he spearheaded the development of single-tenant, net-leased assets as well as multi-tenant retail centers…which included over 50 Walgreens projects. At Preferred, Tom was responsible for the financing of all projects as well as coordinating the cross-functional team efforts of in-house project managers and engineers to orchestrate all of the firm’s ground-up commercial development. Prior to joining Preferred, Tom was with Centrum Properties in Chicago.
At Seneca, Tom provides development advisory services for his clients’ projects nationwide. Through his experience as a commercial real estate owner and developer, Tom provides outstanding insight, service and sound financial advice for his clients. Tom’s vast experience in developing properties for his own account, and managing properties on behalf of his own portfolio make Tom uniquely qualified to handle most any commercial real estate advisory project. He welcomes the opportunity to advise and consult with property owners of all classes of properties nationwide.
Tom received a BS degree in Accounting from the State University of New York at Geneseo, and a post-graduate degree from the highly-accredited Masters program in Real Estate and Construction Management at the University of Denver. He is a Licensed Real Estate Broker in Illinois and a member of the Urban Land Institute (ULI) and the International Council of Shopping Centers (ICSC).
